If you've never had hardwood floors refinished before, it's natural to have questions. How long will it take? How much dust is there really? Do you have to leave the house? What does the process actually look like from start to finish?
These are the questions we hear most often before a refinishing project, and they're good ones. The more you know going in, the smoother the whole experience tends to be. So here's an honest, straightforward walkthrough of what a hardwood floor refinishing project looks like when done right—and how to set yourself up for the best possible result.
Refinishing restores the surface of your hardwood floors by sanding away the old finish—and sometimes a thin layer of the wood itself—down to fresh material. From there, stain is applied if you want a color change or refresh, followed by a new topcoat finish that protects the wood and gives it that clean, renewed look.
The result is a floor that looks and feels new again, without the cost or disruption of tearing everything out and starting over. For most hardwood floors in good structural condition, refinishing is the smartest investment you can make.
The honest answer is: it depends on the square footage, the condition of the floors, how many coats of finish are needed, and drying time between coats. That said, here's a general sense of what to expect for a typical residential project:
For a standard main floor refinishing project, plan for roughly two to four days of active work, plus additional time before you move furniture back in and return to normal use. We'll give you a realistic timeline before we start so you can plan accordingly—no vague estimates, no surprises.
This is the question we get most often, and the honest answer is: less than you think—if the contractor uses proper dust containment equipment.
Modern drum sanders and edgers can be connected to dust collection systems that capture the vast majority of fine particles at the source. We take dust containment seriously on every project, and it's something our customers specifically mention in their reviews. One customer noted there was very little dust in the house even after a full sanding and refinishing project—that's the standard we aim for every time.
That said, refinishing is not a completely dust-free process. Fine particles can still travel, especially in open-plan spaces or homes with HVAC systems running. A few simple steps can help minimize what settles in the rest of your home, which we'll cover in the preparation section below.
During the sanding phase, the noise and dust make it uncomfortable—and not ideal—to be home, especially for young children, elderly family members, or anyone with respiratory sensitivities. Most homeowners choose to be out of the house during active sanding.
During the finishing phase, the main concern is fumes from the finish product. Water-based finishes have significantly lower odor and VOC levels than oil-based finishes and are generally more tolerable, though ventilation is still important. Oil-based finishes produce stronger fumes and typically require the space to be vacated for a longer period.
We'll talk through the finish product options with you before the project starts so you understand what to expect in terms of odor, dry time, and when it's safe to re-enter the space.
A little preparation before we arrive goes a long way toward keeping the project on schedule and protecting your home. Here's what we recommend:
Clear the rooms completely. Remove all furniture, rugs, and floor-level items from the rooms being refinished. This includes items in closets if the closet floors are being done. The more completely the space is cleared, the faster and cleaner the work goes. If you need help moving larger pieces, let us know ahead of time.
Take down wall decor in the work area. Sanding creates vibration. Paintings, mirrors, and shelving in adjacent rooms can shift or fall. It's worth taking them down as a precaution.
Cover or remove items in adjacent rooms. Even with dust containment, fine particles can travel. Covering electronics, bookshelves, and soft furnishings in nearby rooms with sheets or plastic helps keep cleanup minimal.
Turn off or adjust your HVAC system. Running forced-air heat or AC during sanding can circulate dust through the house. We recommend turning the system off or switching to recirculate mode during active sanding, and changing your air filter after the project is complete.
Plan for pet and child logistics. The noise, dust, and fumes during a refinishing project are not ideal for pets or young children. Plan for them to be elsewhere during active work days and for the appropriate re-entry period after finishing is complete.
Discuss stain options before the project starts. If you're changing the stain color or want a specific look, don't wait until we arrive to figure that out. We're happy to walk through stain options with you ahead of time and do test patches on your actual floor before committing. This is one of the most important steps in getting a result you'll love—it's worth taking the time to do it right.
Once the final coat of finish is applied, the floor needs time to cure before it's ready for normal use. Here's a general guide:
Rushing this process is one of the most common reasons refinishing results don't hold up the way they should. We'll give you specific guidance based on the finish product used on your project.
